How is this different from standard Airbnb management?

Three things change. Distribution: we add Plum Guide, premium direct corporate and high-trust private channels alongside Airbnb / Booking.com. Service: hotel-grade housekeeping, designer linens, welcome provisions and concierge add-ons (private chef, transport, airport meet-and-greet on request). Guest vetting: ID + selfie verification, deposit-on-file and curated bookings only - no stag parties, no event hires.

Do you take a higher commission for the luxury programme?

Yes - the operational cost of running to this standard is higher (linen contracts, photography refresh, premium consumables, concierge time). We're transparent about the percentage on the call. There are still no setup fees and no tie-in periods.

Where do you operate luxury short-lets?

London (Kensington, Chelsea, Mayfair, Belgravia, Notting Hill, Marylebone), Bath, the Cotswolds, the Lake District, Cornwall, Birmingham's Edgbaston / Jewellery Quarter penthouses, Manchester's Castlefield / Deansgate, and prime addresses in Cambridge, Oxford and Cheltenham. Will my home be styled or photographed before launch?

Professional photography is included on every launch. If the interior needs styling, we'll either refer you to one of our trusted interior partners or, for smaller fixes (artwork, lighting, soft furnishings), the in-house team can scope and project-manage the work.

How are guests selected?

Every guest is ID-verified, deposit-on-file and reviewed against historical platform behaviour. Bookings of 30+ nights are prioritised - we lean heavily into relocation, executive and family stays rather than weekend party traffic.

The programme is application-only. Not every property is a fit - and we'd rather tell you on the first call than over-promise. These are the four things we look at first.

Prime location

Inside a top city postcode, on a recognised heritage / coastal address, or with a feature you can't replicate (private garden, river / sea view, character architecture).

Designed interior

Professionally styled or curated to a hotel-suite standard. Hardware, lighting and soft furnishings all considered, not catalogue.

£200+ ADR potential

Nightly rate ceiling typically £200+, or £1,500+/week net. We'll model the realistic number on the discovery call.

Move-in ready

Snagging complete, kitchen / bathrooms in current spec, no outstanding works that block a 4-week launch.
