What we consider a luxury short let.
The programme is application-only. Not every property is a fit - and we'd rather tell you on the first call than over-promise. These are the four things we look at first.
Inside a top city postcode, on a recognised heritage / coastal address, or with a feature you can't replicate (private garden, river / sea view, character architecture).
Professionally styled or curated to a hotel-suite standard. Hardware, lighting and soft furnishings all considered, not catalogue.
Nightly rate ceiling typically £200+, or £1,500+/week net. We'll model the realistic number on the discovery call.
Snagging complete, kitchen / bathrooms in current spec, no outstanding works that block a 4-week launch.
Concierge-grade operations, tuned for ADR.
Standard short-let management chases occupancy. The luxury programme protects nightly rate and guest quality - because at this end of the market that's what compounds.
Plum Guide where eligible, plus Airbnb, Booking.com Genius, VRBO Premier, direct corporate accounts and our private guest list. Lower-trust channels are switched off.
