Cotswolds · Luxury Villa & Manor
Cotswolds luxury villa management
Manor houses, design-led barn conversions and gated country homes need a different operating model. Concierge-grade hosting, manual booking screening, private-chef networks - the difference between a £150k year and a £300k year.
- Airbnb Luxe, Plum Guide, Vrbo Premier distribution
- Private chef, spa, sommelier and chauffeur network
- Manual screening of every £1,000+ ADR booking
- £1,500-£5,000 refundable damage deposits
- Six-figure revenue benchmarks - real, not aspirational
- Concierge GM allocated to each luxury property
Luxury Cotswolds is a service business, not a listing
Owners of £2m+ Cotswolds properties don't need another channel manager - they need a hospitality operator. The ADR delta between an OK-managed luxury villa and a properly operated one is 40-60%, and almost all of it comes from how the guest experience is engineered.
We assign a named GM to every luxury property, build the concierge supplier list around the property's strengths, and tune photography, pricing and minimum stays for the high-end couples-weekender and multi-family market.
What concierge actually means here
Pre-arrival call, in-stay WhatsApp line, private-chef and grocery-stock options, restaurant booking at The Wild Rabbit, Daylesford or Bullitt House, wine deliveries from Ramsbury and bespoke itineraries. We don't outsource any of this.
Our luxury operations team brief on every booking 48 hours out - the playbook for a wedding-anniversary couple is different to a multi-generational family - and we sweat the details that earn five-star reviews on a £3,000 nightly product.

More focus on your Cotswolds property. Less spread thin.
The larger management companies grow by adding properties. We grow by looking after the ones we already have. It's a different model, and it shows up in the details.
A hand-picked client list
We only take on properties we believe will genuinely perform. If it's not the right fit, we'll say so - up front.
More attention on your property
We're deliberately small. Fewer clients means your listing, calendar and guests get the focus larger franchises can't offer.
A direct line, not a call centre
You'll speak to the same team that onboards and runs your property. No account manager churn, no ticketing systems.
One team, onboarding through hosting
No handoffs between departments. The people who launch your listing are the people running it 12 months later.
Not a franchise
We aren't spread across hundreds of listings or franchisees. Every property is managed directly by our core team.
FAQ
Frequently asked questions
- What counts as a luxury Cotswolds villa?
- Typically 5+ bedrooms, design-led interiors, pool or hot tub, grounds, and an ADR ceiling of £1,500-£5,000+ per night in peak weeks. Manor houses, large barn conversions, architect rebuilds and gated country estates all qualify.
- Can you really achieve six-figure annual revenue?
- Yes - several of our 6-8 bed luxury properties clear £180k-£300k+ gross annually with the right pricing, photography and concierge layer. We send a tailored projection after a free property visit.
- Do you offer concierge services?
- Yes - private chefs, in-house spa treatments, wine deliveries, car charters, restaurant booking and itinerary planning. We brief on every booking and bill at cost plus a transparent concierge management fee.
- How do you screen high-value bookings?
- Every booking on a £1,000+ ADR property is manually screened - ID verification, purpose of stay, refundable damage deposit (typically £1,500-£5,000), and event-use restrictions. We refuse 4-6% of inbound enquiries to protect the asset.
- Do you handle weddings and large events?
- Selectively - and only where the property has the planning, insurance and access to support it. We have specific contracts, insurance riders and supplier networks for elopement, micro-wedding and rehearsal-dinner use.
- Will my property be on Plum Guide / OneFineStay-tier listings?
- Yes - alongside Airbnb Luxe, Vrbo Premier, Booking.com and direct. Distribution strategy is tailored per property; we don't push every villa to every channel.
