Will I lose income if I switch to 7-night or 30-night minimums?+

In most postcodes the ADR (average nightly rate) drops slightly but occupancy climbs and costs fall (cleaning, linen, guest comms). Net payout is usually within 5-10% of a nightly model - and in some corporate-heavy areas it beats it. We model both scenarios for your address before you commit.

Can I change the minimum-stay rule later?+

Yes. We can move you between 3-, 7-, 14- or 30-night floors at any time, and we do this seasonally for a lot of clients - shorter minimums in Christmas / summer peaks, longer minimums outside those windows. You never sign into one strategy for a year.

What if I want to switch back to an AST (long-term tenancy) later?+

No lock-in. We give notice, the property empties on the last guest checkout and it's yours to hand over to a letting agent. No tenant deposit dispute, no Section 21 wait, no fixed-term overhang.

How do you screen medium-term guests?+

Every stay over 7 nights is manually vetted - ID check, purpose of stay, employer or contract confirmation for corporate bookings, and a security deposit held on the platform or by us directly. Contractor and NHS placements come through vetted agencies we've worked with for years.

Is this the same as a company let?+

No. A company let is one AST-style tenancy to one company for a fixed term. Our long-stay model is still a serviced-accommodation licence: guests come and go, you keep full control of the property, and you can price nightly through PriceLabs. The similarity is only the length of stay.

Do you have corporate and contractor clients in my area?+

We have direct pipeline from construction, engineering, NHS and relocation agencies across most of the UK. On the discovery call we'll tell you honestly what demand looks like in your specific postcode before you sign anything.

Can guests still book a single night if I want?+

Only if you specifically opt in. Our default is a hard 3-night floor across every channel; most owners keep it at 7 nights or higher. One-night bookings account for almost every horror story landlords hear about short-lets - we removed them from our model on purpose.

Who cares for the property while I'm travelling?+

The same team that runs the guest side - property inspections after every stay, monthly deep-clean audits, maintenance triage through our vetted contractor list, and a WhatsApp thread you can dip into from anywhere in the world. You don't need to be reachable for us to run the property.
