Airbnb, Booking.com, VRBO, Expedia or direct - the platform collects payment upfront and holds it until check-in.

Platform releases to us

24 hours after check-in the platform releases the payout to our managed account, minus their platform fee.

If a guest damages the property

We hold a security deposit on every stay, plus AirCover up to $3m via Airbnb and damage bonds on corporate bookings. We chase, document and reclaim on your behalf - you don't touch it.

If a guest cancels

Our default cancellation policy is Firm/Strict - the guest forfeits based on notice given. Freed nights are auto-re-priced and re-listed within minutes across every channel.

If a platform withholds a payout

We reconcile against every platform daily. If Airbnb or Booking.com hold funds (rare, usually a guest dispute), we manage the dispute end to end and your statement shows exactly what's pending vs paid.

If the cleaner spots an issue

Every changeover ends with a photo-checked inspection. Anything under your agreed maintenance threshold is fixed same-day; anything above and we WhatsApp you a quote before spending a penny.

We photograph the property during onboarding on a modern iPhone, then run every image through professional AI enhancement. Results look excellent and it lets us go live within days. Most new clients choose this.

Same launch timeline either way. The professional route just adds a one-off shoot fee. You can also start on Option B and upgrade to a full shoot later once bookings are flowing.

Keys + access

Keys handled - lockbox fitted if you need one.

One of the first questions every landlord asks. Here is exactly how we get in and out - and how we keep the property secure between guests.

We use it. Codes are set up and rotated per stay from day one.

We set every listing to a 3-night, 7-night, 14-night or 1-month minimum depending on the building, postcode and your risk appetite. You choose - we enforce it across Airbnb, Booking.com, VRBO and direct.

No one-night stays. Ever.

We never accept single-night bookings - not on client properties, not on our own. This single rule removes almost every party and antisocial-behaviour risk landlords worry about.

What if my property doesn't get booked - do I still pay you?+
No. We only earn when you earn. Our commission is charged on booking income only, so if the property sits empty for a week, a month or longer, you owe us nothing. No monthly retainer, no minimum, no standing charge. If a month has zero bookings, your invoice for management is zero.
Is there a monthly management fee or retainer?+
No retainer, no monthly fee. We are not a high-street agent. The only thing you ever pay us is a percentage of the actual booking revenue we bring in, plus the pass-through costs for that stay (cleaning, linen, consumables at cost). No bookings, no fees.
When exactly is commission deducted?+
It is deducted from the booking revenue before your monthly payout lands, and shown as a single itemised line on your PDF statement. You see gross booking income, our fee, pass-through costs, and the net figure paid to you - all on one page, once a month.
How do listing photos work? Do I have to pay a photographer?+
Two options. Option A: a professional photographer (around GBP 250 one-off, photos belong to you). Option B: we photograph the property on a modern iPhone during onboarding and run each shot through professional AI enhancement - the results are excellent, launch is faster and there is no photography cost. Most new clients choose Option B and upgrade later if they want to.
How do you get in? What if I don't have a lockbox?+
If you already have a lockbox or smart lock, we use it. If not, we supply and fit a weatherproof lockbox at handover as part of onboarding. Smart-lock upgrades are available on request. Only vetted cleaners and our operations team ever hold access codes, and codes are rotated per stay.
Do I still need my own insurance if Airbnb has AirCover?+
Yes - keep a specialist short-let landlord policy in your name. Platform cover (Airbnb AirCover, Booking.com liability) is a first layer we always claim through, but it is not a replacement for host insurance. Between your policy, platform cover and the security deposits we take where allowed, you sit under two or three layers of protection on every stay.
What's the contract length? Am I locked in?+
No lock-in. Our management agreement is rolling with a 30-day notice period on both sides. You can leave whenever you want and we can walk away whenever we want - it keeps both of us honest.
How much does it cost? What are your fees?+
Our headline management fee is a percentage of booking revenue only (typically 13-18% depending on package and city). No monthly retainer - if the property doesn't get booked, you don't pay. Cleaning, linen and consumables are pass-through at cost - we don't mark them up. Listing photography is included via our iPhone + AI-enhancement route, or upgrade to a professional photographer for around GBP 250. Lockbox fitting is included if you need one.
How much can I expect to earn?+
It depends on postcode, bedroom count, furnishing standard and the minimum-stay rule you pick. Send us the address and we'll come back with a real, city-specific income projection within 24 hours - no obligation.
How soon can my property go live?+
Once you hand us the keys, we book the photographer immediately. Most properties are live on Airbnb and Booking.com within 48 hours of the shoot. Compliance and smart-lock setup happen in parallel.
Who pays for damage or a guest issue?+
Every stay carries a security deposit held by the platform or by us directly. Airbnb also covers up to $3m of host damage protection via AirCover. On top of that, corporate bookings sit on damage cover through the booking agency. We chase deposits and handle claims for you - you don't touch it.
When do I get paid?+
Once a month, same date, direct into your account. You also get a clear PDF statement showing every booking, every fee and every pass-through cost. If a booking is cancelled mid-month, we reconcile it on the next statement - never a surprise.
Can I block dates and use the property myself?+
Yes - block as many nights as you like straight from the owner dashboard. Great for holidays, family stays or maintenance windows.
Do I need to worry about parties?+
No. We do not accept one-night bookings on any property we manage. Our minimum-stay floor is 3 nights (default is 7). That single rule removes almost every party and antisocial-behaviour risk landlords worry about - see our Long-Stay Model for the full detail.
What about licensing, tax and Section 24?+
We handle licensing checks and flag anything that applies to your property (Article 4, HMO, planning). Tax and Section 24 planning is your accountant's call, but our monthly statements are formatted so they can drop straight into your books.
What if I want to switch back to a long-term tenancy later?+
Give 30 days' notice, the property empties on the last guest checkout, and it's yours to hand over to a letting agent. No tenant deposit dispute, no Section 21 wait, no fixed-term overhang.
Do I need my own insurance?+
Yes - you keep a specialist short-let landlord insurance policy in your name (we can recommend brokers we've used for years). On top of that, Airbnb hosts get up to $3m of AirCover damage protection per stay, Booking.com carries its own guest liability cover, and our corporate agency bookings sit on the agency's damage bond. In practice you're triple-covered.
What furniture and standard do you need?+
Think good quality mid-range hotel - not luxury, not IKEA basics. Solid bed frame, decent mattress, blackout curtains, smart TV, fast Wi-Fi, a kettle and coffee machine, plates and glassware for max occupancy. We send a full onboarding pack the day you sign, and we can arrange furniture packages, styling and small purchases on your behalf if the property is empty.
Can you take my property if it's currently long-let or mid-tenancy?+
Yes. We'll onboard the paperwork now, book photography for the week after your tenant vacates, and be live within days of you getting the keys back. If you want us to help serve notice or coordinate check-out, we can do that too.
Do you work with leaseholders? Do I need freeholder permission?+
Most of our owners are leaseholders. You should check your lease for any restrictions on short-lets or sub-letting, and in some London boroughs the 90-night rule applies. We'll flag anything we spot during onboarding, but the freeholder relationship stays with you. If your lease blocks short-lets, we can pivot the same property to our mid-let / corporate strategy (28 nights+) which usually sits outside the restriction.
What's the minimum property standard you'll take on?+
Two things: a legal, safe, compliant property (gas cert, EICR, smoke alarms, working heating), and a finish that a paying guest would happily stay in. If it needs a refresh, we'll be upfront about what to spend before we shoot photos - a cheap staging round often adds 20-30% to nightly rate.
Can you handle a portfolio - multiple units, one point of contact?+
Yes - that's a huge part of what we do. Multi-property owners get a dedicated portfolio manager, a single monthly consolidated statement (with per-unit breakdown), and multi-property discounts on our management fee. Ask us about our portfolio rates on your enquiry.
