Why the Water Park is its own holiday-let market
The Cotswold Water Park is the only Cotswolds sub-region where the dominant property format is a lake lodge rather than a honey-stone cottage. Demand is driven by families, paddleboarding and watersports, hen and stag groups, and wedding overflow from Caswell House, Lapstone Barn and Stone Barn - all within easy reach.
That changes how a property should be priced, fitted and managed. Hot-tub spec, decking quality, kayak storage and the walk to the water itself move ADR more than they would in a village cottage. We tune everything from minimum-night rules to consumables around the lake-lodge guest profile.
Our Water Park operating standard
Cotswolds-based housekeeping and hot-tub teams operate across South Cerney, Ashton Keynes and Somerford Keynes daily. Every turnover includes a full HSE HSG282 hot-tub drain-and-refill, chemical log, decking and BBQ check, and a watersports-equipment audit.
Guest screening is non-negotiable for 5+ bedroom lakeside lodges. We verify ID, confirm purpose of stay, take refundable damage deposits and operate a 20-minute on-call response window for any issue - protecting both your asset and the estate's reputation.

More focus on your Cotswolds property. Less spread thin.
The larger management companies grow by adding properties. We grow by looking after the ones we already have. It's a different model, and it shows up in the details.
A hand-picked client list
We only take on properties we believe will genuinely perform. If it's not the right fit, we'll say so - up front.
More attention on your property
We're deliberately small. Fewer clients means your listing, calendar and guests get the focus larger franchises can't offer.
A direct line, not a call centre
You'll speak to the same team that onboards and runs your property. No account manager churn, no ticketing systems.
One team, onboarding through hosting
No handoffs between departments. The people who launch your listing are the people running it 12 months later.
Not a franchise
We aren't spread across hundreds of listings or franchisees. Every property is managed directly by our core team.
FAQ
Frequently asked questions
- Do you manage Lower Mill Estate lake lodges?
- Yes. We manage architect-designed lake lodges across the Lower Mill Estate, the De Vere lakes and the wider Cotswold Water Park - including hot-tub turnaround, lake-house specific deep cleans, and bespoke welcome packs tuned to family-group guests.
- What ADR can a 4-bed hot-tub lake lodge realistically achieve?
- School-holiday weeks routinely clear £1,400-£2,200 per week net of OTA fees, with summer Saturdays in the £400-£600 nightly range for premium lakeside specs. We don't publish averages - we send a tailored projection after a free assessment.
- Are short-lets allowed inside Lower Mill Estate / the Water Park?
- Most lodges are sold with explicit short-letting rights, but each estate has its own letting code (housekeeping windows, guest numbers, hot-tub use). We review your lease and estate rules before onboarding so you're never in breach.
- How do you handle hot-tub compliance?
- Every hot-tub turnover follows HSE HSG282 - drain, scrub, refill, chemical-test and log. Our Cotswolds-based technicians service tubs weekly and we keep certified records for your insurer and the estate management office.
- Which villages count as the Cotswold Water Park?
- Core Water Park villages are South Cerney, Ashton Keynes, Somerford Keynes and Cerney Wick - with Cricklade, Fairford, Lechlade and Cirencester forming the wider catchment. We manage across all of them.
- What about wedding-overflow and large groups?
- 5-8 bed lake lodges with hot tubs are in heavy demand for hen, stag and wedding-overflow weekends. We screen group bookings, take refundable damage deposits and have on-call response within 20 minutes of any incident.
- Do you handle paddleboard / watersports liability?
- We require guest waivers for any equipment provided, recommend insurance partners and never include unmanaged watersports as part of the listing - it protects your policy and your asset value.
